The Landmarks Preservation Commission will hold a hearing April 11 on a proposed new 8-story residential condominium building at 254 Front Street near the South Street Seaport in Lower Manhattan.

The developer of the planned building is Barry Akrongold of First Realty Corporation and Akrongold Brothers and the architect is Morris Adjmi.

The building would replace the one-story building that until recently housed Jeremy's Ale House, a popular bar and restaurant, and a vacant lot.

Mr. Adjmi told CityRealty.com today that the building is "as-of-right," that is, it does not exceed existing zoning and building regulations for the sight. He said that the new building's design calls for a facade of aluminum and wood panels that will give the appearance of horizontally-laid brick masonry and wood windows.

He said the project will have about 20 apartments and that balconies are planned only for the rear facade.

Community Board 1 recently voted against the commission granting a certificate of appropriateness for the design of the building, which is within an historic district.

Mr. Adjmi worked with Aldo Rossi in 2001 on the design of the very handsome Scholastic Building at 557 Broadway in SoHo.
