Alchemy Properties has cleared a large, mid-block site at 50 West 15th Street between Fifth Avenue and the Avenue of the Americas for a 10-story residential condominium building.

The project, which is known as The Oculus, will have 47 apartments and will be distinguished by broad windows and a terracotta facade and terracotta railings.

Kenneth Horn, president of Alchemy Properties, told CityRealty.com that apartments will range in size from studio units with about 624 square feet to three-bedroom apartments with about 2,300 square feet. Mr. Horn said that 21 apartments will have private outdoor space.

Construction is expected to be completed in about 18 months.

The building will have a full-time doorman/concierge and a live-in super.

FXFowle is the architect.

The building has two setbacks and a sculptural rooftop enclosure.

Alchemy Properties has been very active in the Chelsea neighborhood in recent years and its completed and sold-out projects include the Lion's Head Condo at 121 West 19th Street, the Paradigm at 146-8 West 22nd Street. Other completed projects nearby include the Bullmoose at 42-8 East 20th Street and Gramercy Hill at 120 East 29th Street. Its current projects in addition to the Oculus include the Sutton East Condo at 330 East 56th Street and a 52-unit project at 125 West 21st Street.
