The three-story, brown-brick industrial building at 46-50 Hudson Street in TriBeCa has been sold for $9,600,000 to a "Manhattan converter," according to Peter DeCheser of Massey Knakal Realty Services who was the broker in the transaction with his cousin, Michael DeCheser of the same firm.

The 60-by-114-foot, irregular property is located at the southeast corner of Hudson and Thomas Streets in the TriBeCa West Historic District.

The structure was designed by architect William F. Hemstreet and the elevatored building contains approximately 12,105 square feet above grade and lies in a C6-2A zone. The building is a completely gutted vacant shell.

There are plans for conversion to residential use with a new elevator, according to Mr. DeCheser. "Built in 1925 for the John F. Sarle Co. paper manufacturer, the building was occupied by a photographic processing lab in the 1960s and presently contains vacant offices," he said.

The property sold for $793.06 per square foot. The site has an excellent TriBeCa location and is convenient to public transportation.
