The affordable housing lottery has launched [pdf] at 260 Knickerbocker Avenue next to Maria Hernandez Park in Bushwick. The slender, 11-story structure incorporates 53 apartments, 16 of which are set aside for those earning 130 percent of the area median income. Seven one-bedroom units reserved for one- to three-person households rent for $2,100, while nine two-bedroom units for two- to five-member households run for $2,300 per month.
Despite its 123-foot height, 260 Knickerbocker Avenue maintains the neighborhood’s communal character with ground-level retail and church space for Iglesia Bautista Central in the basement. It was designed by Nataliya Donskoy of Brooklyn-based firm ND Architecture & Design, who added a touch of graceful modernity to a conservative design that blends in with the neighborhood. The elevator-equipped building includes a shared roof deck and a laundry room available for an extra fee. Many of the units include views of the nearby park.

260 Knickerbocker Avenue is located within a several-block distance of the Jefferson Street station of the L train and the Central Avenue station of the M train, as well as the B60, B38, and B57 buses. The vibrant artistic and start-up entrepreneur community of Morgantown lies a few blocks northwest.
