In New York City, it is not unheard of for residential buildings to launch sales before construction has even topped out. While strong sales this far in advance show lenders that there is interest in the building, the practice often means that prospective buyers have to buy sight unseen and wait years before they can move into their new apartments. However, the team at 14 Second Avenue took the opposite approach by launching sales at a time when construction on the 10-story building was winding down. Less than six months later, the 10-unit boutique condo is 50% sold, and the remaining units are available for immediate occupancy.

Current availabilities include a garden duplex for $2,760,000, a full-floor two-bedroom for $3,095,000, and a penthouse with a private terrace for $3,640,000. At an average price of $2,067 per square foot, the building comes in well above the East Village average of $1,534 per square foot (h/t CityRealty data). However, it is important to note that full-floor condos with this level of square footage, privacy, and high-end finishes are still relatively uncommon in this stretch of the East Village. Moreover, while the sticker prices are high, the monthly common charges are relatively low, as are monthly energy costs thanks to the building's advanced envelope insulation and triple-pane windows.

The ground floor of 14 Second Avenue faces First Park, which is named for its location near East 1st Street and First Avenue. Developer Station Companies recently partnered with local non-profit First Street Green to liven up the facade with a new mural by local artist Jeff Henriquez, who is well known for his marriage of photorealism with street art culture. The developer has also livened up the park with new trees and plantings.
The new mural is the latest example of this downtown neighborhood's rich artistic and cultural scene. 14 Second Avenue is located up the street from the New Museum and close to a number of other small galleries in Alphabet City and on the Lower East Side. Additional cultural offerings include Bowery Ballroom, Anthology Film Archives, and Connelly Theater. Other local perks include popular downtown restaurants and bars, a Whole Foods market on East Houston Street and Bowery, and numerous transportation options like the F train across the street, the nearby B/D/F/M, J/Z, R/W, and 6 trains, multiple bus lines, and CitBike stations.
14 Second Avenue took shape on a site formerly occupied by a four-story walk-up dating back to 1865. A partial building collapse in 2000 ripped a three-story hole in the south wall of the building, and city officials ordered the building destroyed. Station Companies bought the site for $7 million in February 2020 (per Acris), and the new building was designed by Hustvedt Cutler Architects with a striking facade by Garrison Architects. In addition to amenities like virtual doorman service, a package room, a state-of-the-art fitness center, and a roof deck with BBQ grill and open views, the building offers a state-of-the-art tempered fresh air intake system that dramatically improves air quality; a pleasant enough perk when sales launched, and one that experienced new appreciation amidst the recent air quality emergencies.
