Harlem-condos-nyc Compilation of a few new Harlem developments
In late October, The Wall Street Journal reported, “At a time when the luxury housing market is in a slump across Manhattan, a sprawling new penthouse on the edge of Harlem set a record for the most expensive uptown condo sale at more than $9.4 million.”

The most expensive condo sale above 96th Street on the West Side, and 102nd on the East Side, closed with the sale of the $9.45 million, 11th floor, five bedroom penthouse with two terraces looking out over Central Park at Circa Central Park. The penthouse came with a 25-year tax abatement, something no longer available to new luxury buildings and is estimated to be worth more than $2 million tax savings over 25 years.

In 2008, rezoning allowed for taller buildings along 125th Street. According to The New York Times, at least 10 projects valued between $14M and $95M grew along the street in less than a decade of the new zoning regulations. Residential development growth paralleled the retail and commercial surge pushing prices to new highs.

The Frederick will be a 100% affordable housing and mixed use development project located in the Central Harlem section of Manhattan. The 15-story building will include the pre-existing Bravo Supermarket by demolishing the existing store and rebuilding it as part of the project. Under New York’s FRESH program, a portion of Bravo’s cellar will be dedicated to the supermarket’s storage, negating the need to use aisles for temporary storage and making for a more pleasant and efficient shopping experience. The new supermarket will be double the size and add 15 full-time positions.

The long wait for the redevelopment of Harlem's Victoria Theater is finally in progress- as of September, five of the 28-story building were built. Of the 191 rental apartments, 50% will be offered at “affordable” rents to middle- and low-income households. There will also be a 210-key Renaissance Marriott Hotel, 30,000 square feet of retail, 25,000 square feet earmarked for art and cultural institutions, and a 90-vehicle garage.

The 340 foot tall building will be the tallest building in Central Harlem with a distinct façade for the tower’s separate wings. The hotel will be clad in a sheer glass façade that will loom behind the preserved façade of the old theater building. The residential portion will be dressed in masonry and sport neat rows of picture windows — consistent with Harlem’s overall vernacular. The three-story 125th Street façade adorned with Ionic columns and terra-cotta rosettes have been salvaged and will be adaptively reused as part of a new entryway. Several other historic components will be reconstructed inside the new tower.

The Ladera is a post-war condominium building in Upper Manhattan's Harlem neighborhood finished in 2017. Situated between St Nicholas Avenue and Manhattan Avenue, the building contains 127 units and rises 13 stories. The elevatored building’s amenities include children's playroom, fitness center and laundry room.

Demolishing and replacing the Second Canaan Baptist Church in Harlem with a new residential building, architects Issac & Stern designed the eight-story development with 27 units. The church will occupy 11,000 square feet on the first two floors. The residential space will occupy the third floor, with five units and a recreation room. There will be four to six units on the fourth to either floors.

The mixed-use project is will house 12,556 square feet of residential space and 1,276 square feet of ground-floor retail space. Floors 2 through 8 will hold two units each and they will be relatively spacious, with an average size of nearly 900 square feet apiece. It hasn't been announced if these will be rentals or condos. Amenities will include a laundry room, seven bike parking spaces, balconies, and a private courtyard. Nearby destinations include Morningside Park, Best Market Harlem, Starbucks, and an eclectic mix of popular restaurants like Les Ambassades, Vinateria, and Harlem Tavern. The C and B train can be accessed just one block away at 116th Street. The estimated completion date is the summer of 2020.

In 2016, developer Nortman bought the LaGree Baptist Church and subsequently demolished it. In January 2018, Nortman acquired additional air rights and filed new construction permits for a 12-story building. In 2016, Nortman sold a seven-building portfolio of Harlem rental buildings for $37 million according to the Real Deal.

The 26,000-square-foot project designed by resembles a typical brownstone on steroids. The first six floors are faced with a contextual brown brick, large multi-paned windows and a cornice. Above are two setback penthouse floors and a stair bulkhead that mimic a modern rooftop addition. There will be no more than two apartments per floor. The two uppermost levels will each hold a single apartment and a duplex penthouse. Amenities will include private residential storage space, laundry facilities, and a rooftop terrace.

This 13-story development will bring 37 residences overlooking the park's Harlem Meer and North Woods sections. The 162-foot-tall building will rise just off Adam Clayton Powell Jr. Boulevard (Seventh Avenue), and less than a block from 2,3, B and C lines' 110th Street stations. According to The Real Deal, the developers are an anonymous European firm who tapped Einhorn Development Group to construct the new building. The rendering shows the mid-rise will setback from the streetwall and the Central Park-facing façade will have a significant amount of glazing. It also appears floors two through nine will have vertical pairs of windows surrounded by projecting metal frames and fronted by glass railing. The upper four floors are further setback and show an all-glass façade and many terraces.

This post-war condominium building in Upper Manhattan's Harlem neighborhood was finished in 2017. The building contains 22 units and rises 11 stories. The elevatored building's amenities include a roof deck, elevator, mailroom, children's playroom, fitness center, bike room and terraces / balconies. The building will also house 7,761 square feet of community space for the church alongside its 36,301 square feet of residential space. As per Aufgang Architects, the firm behind the design of the building, some rooms will have over a dozen windows to "enhance the feeling of living within nature."

The long-awaited,10,500-square-foot, eight-story building will have four floor-through two-bedroom units, a duplex penthouse, and a duplex garden level apartment. The design maximizes the limited lot coverage and FAR on the site. The front of the building is sloped to both structure the interior programming and accommodate the zoning setbacks.

Queens-based KP Development is redeveloping the seafood store’s lot with an eight-story, 52-unit rental. Not shy about their high-end intentions, the development team mocked-up DKNY, Gucci, Burberry, Prada and Cartier as tenants of the future storefronts. There will also be a medical office on the second floor and a common rooftop terrace. Citi Habitats will be handling leasing according to signage at the site.

Brooklyn-based developer Joel Berkowitz bought the 35-foot-wide vacant lot and permits were filed to construct a six-story, 20-unit residential building that will measure 15,896 square feet where 13,163 of it will be utilized for residential space. The units will average 658 square feet each, suggesting rentals. Residents will also enjoy a 433.5 square-foot rooftop recreational space.

181 West 126th Street, also known as 2121 Adam Clayton Powell Jr Boulevard, will rise nine floors with 22 residential units (building type to be determined) spread over 16,812 square feet and 2,779 square feet of ground floor commercial space. Renderings show a brick facade with a gray palette and columns of black-framed windows. The ground floor will hold up to three businesses and the residential units are located on the 2nd through 9th floors. The property will feature units with private terraces, resident-only bike parking and a shared roof deck.

Starchitect Bjarke Ingels goes uptown with The Smile, a rental named for its curving checkerboard facade. It will feature a gentle inward concave along East 126th Street and a cantilevering leg kicking out onto East 125th. Its amenity package promises to be unlike any other in the area with a rooftop pool, hot tubs, an outdoor movie theater, a luxury spa with sauna and salt room, a lounge and game room, and a fitness center with yoga studio.
