The first full week of 2023 was abbreviated due to New Year's Day being observed as a federal holiday on Monday, January 2. Nevertheless, a total of 185 condo, co-op, and condop sales were recorded throughout Manhattan from January 3-6, 2023, coming to $363,949,678.

  • 78 condo sales came to an aggregate price of $216,501,656
  • Three condop sales came to an aggregate price of $4,576,976
  • 104 co-op sales came to an aggregate price of $142,556,571
The top sale of the week was #15B at 117 East 72nd Street, which closed for $21,000,000. Public records list the sellers as investor Stanley Druckenmiller and his wife, Fiona Druckenmiller. Mrs. Druckenmiller is the owner of FD Gallery, a boutique specializing in prestigious 20th-century jewels and located a short distance from the prewar cooperative.

The top condo sale, top downtown sale and second-highest sale overall took place at The Cortland, a Robert A.M. Stern and Olson Kundig-designed condominium with a red brick facade that stands in sharp contrast to the gleaming new towers on either side. However, buyers do not seem to object: A total of $27,247,186 across four sales was recorded last week. Leading the charge was Residence #19AW, a sprawling four-bedroom unit with Juliet balconies off the Great Room and a secondary bedroom that closed for $12,570,000, just above ask. It was trailed by Residence #20CW, a three-bedroom home that closed for $10,672,196, also above ask and high enough to rank among the top five sales.
