The past seven days have seen 12 luxury real estate contracts signed at $4 million and above. Olshan's market report notes that this is the highest total in the "13 pandemic weeks." This dismal period saw a total of just 53 contracts signed at $4 million and above, totaling $427,609,999. In the same 13-week time period in 2019, 272 luxury contracts were signed totaling $2,606,722,699.

The top contract took place at #PH52 in The Carl Fischer Building , a prewar condo conversion near Astor Place. The four-bedroom penthouse with a private terrace and hot tub was originally listed for $14.5 million in October 2018, and entered contract with an asking price of $9.99 million. The report notes that the original buyer withdrew a few weeks into the pandemic period, and that its ultimate West Coast buyer took a virtual tour and made the decision based on that.

The second-highest contract, a five-bedroom co-op asking $8.5 million, took place on Park Avenue where Midtown East meets the Upper East Side. Indeed, oversized apartments on New York's East Side tended to dominate the week's top contracts. However, an apartment at the Jean Nouvel-designed 53W53 rounds out the top five.

For the third week of June, there were a total of 151 condo, condop, and co-op residential sales recorded in Manhattan blending to an average price $1.52 million and an aggregating to $228M, down from $252M in sales recorded last week. The majority of deals closed in late May and early June.

The 83 condo sales came in at an average of $2.02 million or $1,605 per square foot. Last week's 66 co-op sales averaged $900,319. There were 27 sales of $2M or more recorded this past, slightly up from the 25 the week prior. See the full list of Manhattan sales recorded last week below.
