Mortar Arch + Dev have released the first rendering of boutique residential development at 41 Newel Street in Greenpoint, Brooklyn. Building permits filed in May of 2018 show that the company plans to add a new floor and facade to an existing three-family house, increasing the unit count to seven. Two of the new residences will come with private roof terraces. According to city records, Mortar purchased the lot for $2.05 million in February 2018.

Founded by Anthony Morena, Mortar is known for, among other things, their tasteful designs in renovating existing buildings, like this boutique condo conversion at 167 Devoe Street in Williamsburg. Other current projects include 585 Union Avenue, 873 Pacific, and 356 Baltic Street.

41 Newel Street is a quick five-minute jaunt from the Nassau G stop, and walking distance from both McCarren and Monsignor McGolrick Park. A rendering shared by Morena via Instagram shows a brick facade, expansive floor to ceiling windows, and a rooftop adorned with lush greenery. As with Greenpoint overall, the block has seen a rash of residential construction projects. Just next door, an 8-unit apartment building is under construction at 43 Newell, and last year an 18-unit rental opened at 45 Newel Street.
