The foundation of the 38-story building is complete, and the superstructure concrete is well underway. Upon completion, the tower will have a cast stone base, a pleated curtain glass wall, and three gracefully stepped cantilevers in a design by FXCollaborative. In addition to 90 new housing units, the structure will seamlessly incorporate the restored Robert and Anne Dickey House, a landmarked Federalist-era row house, into a new 476-seat elementary school.

Prices are not yet listed, and a sellout was not included with the offering plan submitted to the New York Attorney General’s office. However, some nearby buildings could offer an indication: One block away at the recently completed 50 West, closings have averaged $1,994 per square foot. Up the street, listings at the Rafael Vinoly-designed 125 Greenwich Street range from $1.125 million for a studio to $6.975 million for a corner three-bedroom home.
