As 75 Kenmare nears completion, only 4 units from $1.9 million remain at Nolita condominium on the rise

As of this writing, the Feast of San Gennaro is in full swing in Little Italy. But after the last zeppole has been eaten, a veritable treasure trove of New York architecture comprising both Old World conversions and historically respectful new construction will endure throughout the area, which is also known as NoLita. This includes 75 Kenmare Street, a 38-unit condominium that rose on the former site of a free-standing parking garage. As a recent visit shows, the seven-story building could very well be on track to meet its move-in goal of 2019.
Construction of the superstructure topped out at its full height last summer. Scaffolds and netting are still in place, but it is clear that the building's textured concrete curtain walls are nearly all the way up as well. The fluted facade creates a pleasing play of light and shadow on the building, and it is infilled with deeply recessed windows with gold-lustered frames and mullions, many of which are also complete.

The building is situated in the heart of the Chinatown-Little Italy National Historic District, which requires more than 50.01% of the new structure's exterior to be composed of masonry. This gave architect Andre Kikoski a point of inspiration, which resulted in a striking contemporary design to complement the neighborhood's century-old structures. "I studied ways in which hand-laid brick is used to create detail and expression in historic buildings around NoLita, as well as innovative ways brick has been used in bringing pattern, texture, and rhythm," Kikoski explains.

Dan Hollander's DHA Capital is at the helm of 75 Kenmare. Former DHA Capital principal Josh Schuster has since founded his own development company, but not before commissioning Kravitz Design, founded by the international music icon Lenny Kravitz, for 75 Kenmare's interior design of the common spaces and the units. In a press release, Mr. Kravitz says he drew inspiration from “the eccentric Downtown vibe” and will be conveyed in “elegant materials, such as unique natural stones, bonded metal, and aged oak.” He explains, “Nolita has a style, rhythm, and culture all its own, and we’ve created an environment that feels contemporary and refined, but also warm and inviting.”
Apartments have open layouts with white oak floors, oversized windows, and a concealed laundry closet with a washer and dryer. Kitchens equipped with Gaggenau appliances and feature a marble island with a custom oak bar top, marble backsplash, matte-white cabinetry and an integrated oak paneled refrigerator. En-suite master baths have a freestanding Devon& Devon tub and a frameless glass-enclosed shower encased with sumptuous materials such as French Vanilla marble and titanium Travertine walls. Residents will have access to a 24-hour attended lobby, landscaped courtyard, rooftop terrace, state-of-the-art fitness center and an underground automated parking garage.

Of the 24 listings in the building, only four have not yet entered contract. These range from a fourth-floor one-bedroom for $1.915 million to a two-bedroom penthouse listed for $7.5 million. There is also a three-bedroom on the sixth floor available for $5.25 million. At an average price of $3,140 per square foot, the available apartments come in well above the average Nolita condo price of $2,536 per square foot (per CityRealty data).
