The Upper West Side has not traditionally been a hotbed of new development, but a recent wave of new condominiums combines traditional architecture with modern elegance. The recently completed Dahlia is getting ready to welcome its first residents. Construction at the ODA Architecture-designed 212 West 93rd Street recently topped out, and a sales launch is expected soon. A few blocks away, work is in progress on another ODA design, this one a new 19-story mixed-use building at 251 West 91st Street. Demolition permits for the six-story building formerly on-site were filed in January 2019, and a recent visit saw the new building beginning to rise.

The new building is set to contain 57 units. The size of the apartments indicates condos, and permits show that there will be no more than four units per floor. Amenities will include storage, a bike room, central laundry room, children’s playroom, teen lounge, pet washing station, music practice room, fitness center with yoga room, lounge, and roof deck with outdoor pool. It is well situated on a peaceful tree-lined street, but one with easy access to Riverside Park and the shops and restaurants of Broadway. The nearby 96th Street subway stop can make for as short as a 15-minute commute to Midtown.

A full rendering from developer Adam America Real Estate is not yet available, but a planned cantilever over the building next door has already drawn attention. Locals find the cantilever jarring and worry that it will block views and cast shadows. The Department of Buildings confirmed to Crain’s that it is reviewing the challenge, but notes that the building is in compliance with building codes and zoning regulations.
An offering plan was filed in March 2020 with the name The Era Condominium. A sellout price was not listed, but the surrounding area may offer some hints. Availabilities at Dahlia range from $1.995 million for a two-bedroom to $6.275 million for a four-bedroom. According to CityRealty data, condos in this stretch of the Upper West Side average $2,114 per square foot.
