CityRealty’s recent site visit to the Lower East Side revealed significant construction progress on two adjacent buildings at Essex Crossing. Construction on 145 Delancey Street (also known as 180 Broome Street) topped out in spring, cladding is nearly complete on the design by Handel Architects, and a teaser site has just launched for the rental component now known as The Artisan.
Residents of the 263 studio through two-bedroom units (142 market-rate and 121 affordable) will have access to a full floor of amenities that includes a fitness center, library/community room, and roof decks. However, The Artisan’s greatest perk may be having The Market Line, New York’s future largest food hall, just an elevator ride away. Rents and affordable lottery details are not yet available, but other Essex Crossing rentals may offer some insights: Availabilities at The Rollins, a rental that is also home to the East Coast's largest Trader Joe's, range from $3,099-$7,371/month.
In addition to The Market Line, 180 Broome Street will feature approximately 196,000 square feet of Class A office space in a broad, five-story base in a building where the design was partially inspired by the nearby Williamsburg Bridge. Opening is estimated for 2020.

Next door, construction recently topped out at 202 Broome Street, a 14-story mixed-use tower conceived as a “connected community” with 34,500 square feet of retail space - to include another portion of The Market Line - 175,000 square feet of office space, and 83 condos on floors 6-14. The residential component is in a slim structure that steps back from the office base, and the design by CetraRuddy pays homage to historic Lower East Side loft buildings with a gridded facade in a mix of light brick, metal, glass, stone, and scalloped Italian terra cotta. Moreover, gentle landscaped setbacks incorporate native plantings to form both a green canopy and a sense of peace in this vibrant neighborhood.
All condos will be designed with thoughtful layouts that maximize daylight and privacy. Residential amenities will include a green roof, fitness center, lounge, and indoor/outdoor terraces. A sellout price was not listed on an offering plan submitted in July, but availabilities at 242 Broome Street, the first condo to open in the complex, start at $2.8 million. 202 Broome Street is estimated to open in late 2020.
The 1.9-million-square-foot Essex Crossing development replaces a series of sprawling parking lots with a vibrant collection of condos, rentals (both market rate and affordable), offices, abundant shopping and dining, a movie theater, a recently-completed park, and the new home for the International Center of Photography Museum. Essex Crossing boldly revitalizes the Lower East Side with diverse, round-the-clock activity that serves both residents of the complex and those of nearby development such as the staggered condo tower at 100 Norfolk Street. The nearby Williamsburg Bridge offers convenient access to Williamsburg on foot, bike, or via subway.
