Features

In the New York real estate market, developers and brokers are fond of saying that residents cannot get certain perks anywhere else. In the cast of Circa Central Park, however, that happens to be true: The Harlem condominium got the final certificate for a 25-year tax abatement, one of the longest recently given to Manhattan buildings.

While the tax abatement is a powerful draw, it is one of many that have lured residents to one of the city’s most eye-catching buildings. A unique curved design by FXCollaborative makes the most of views of Frederick Douglass Circle and Central Park, as seen through floor-to-ceiling windows that fill the apartments with natural light.
All apartments have open floor plans, high ceilings, hardwood floors, radiant floor heating in baths, and in-unit washer/dryer. Kitchens feature custom Italian cabinetry, Kohler fixtures, and state-of-the-art appliances. Master baths have white marble floors and walls, vanity with double sink, and Grohe fixtures.

Amenities such as a bike share program, children’s scooters, remote control boats, and fully equipped picnic baskets make the most of the proximity to Central Park. Building amenities include a roof deck, landscaped courtyard, state-of-the-art gym, lounge, children’s playroom, and dog grooming station.
Of the few remaining availabilities, three-bedrooms start at $2.815 million, four-bedrooms start at $3.995 million, and five-bedrooms start at $8.495 million. An average price of $2,057 per square foot puts them at nearly twice the Harlem average of $1,037 per square foot.
