As 40 Bleecker Street took shape in Noho, it attracted attention for its modern interpretation of its historic surroundings and luxurious apartment and amenity offerings. Most recently, the building has welcomed its first residents, reported over 50% sold, and commenced closings. CityRealty data shows that closings have come in at an average of $2,869 per square foot, and above ask more often than not.
The units that have sold include five of the building’s six penthouses. Remaining availabilities start at $1.975 million for one-beds, $3.365 million for two-beds, and $4.995 million for three-beds. At an average price of $2,927 per square foot, it is above the Noho average of $2,488 per square foot (figures per CityRealty data).

The tone for 40 Bleecker is immediately set by a warm marble lobby with suede-paneled and limestone walls, Korban-designed sofas, a custom-designed French limestone slab coffee table, and a black marble fireplace lined in bronze. Wellness spa and boutique Clean Market will be the building’s retail tenant and offer in-residence consultations and treatments, which include cryotherapy and IV drips. Additional offerings include a state-of-the-art exercise room and stretching studio, a 58’ indoor pool, white-glove concierge service, and a beautifully landscaped sculpture garden by Edmund Hollander.
Amenity-rich condominiums like this have become de rigueur for some parts of New York, but are few and far between in Noho. However, some would say that the downtown address is a highly coveted amenity in and of itself. 40 Bleecker Street is well situated within walking distance of the best dining, shopping, and culture in Soho, the Lower East Side, and Greenwich Village. It is also close to the Bleecker Street B/D/F/M and 6 trains for an easy commute all over New York.
