As far as New Jersey residential development is concerned, Hoboken, Jersey City, Weehawken, and even Newark have gotten most of the ink and glory. However, Edgewater seems ready to change that with plans for a megadevelopment at 115 River Road. Developer Fred Daibes presented a plan for four residential buildings – two condominiums, two rentals – with rooftop gardens and a total of 1,919 units. With heights between 595 and 715 feet, they will be taller than any residential tower in Brooklyn or Queens. No architect or completion date has been confirmed.
Meanwhile, a planned development at 615 River Road isn’t going as smoothly. As The New York Times reported, a team of developers presented a plan that included five high-rise buildings with 1,863 units in total (375 of which would be affordable), two parks, a ferry terminal, an elementary school, and retail space for the former oil tank farm. While this plan was endorsed by the Fair Share Housing Center, fears of overcrowding and overpricing led the mayor of Edgewater to seize the parcel under eminent domain. The developer has pledged to take the fight to court.
