An offering plan was accepted last week, and occupancy is estimated for April 2025.
Developer Urban View, through the entity Brooklyn B, bought the site between York and First Avenues for $5.75 million in April 2022 (as per public records). The idea was originally to expand on the carriage house formerly on the site, but an entirely new building rose instead. Renderings by ARC Architecture + Design Studio show a sleek, light-colored building clad in Roman brick and sporting oversized windows and glass balconies. A typical full-floor unit offers 2,350 square feet of living space and two private balconies with north and south exposures. Further details on the interiors may be seen below.

Boutique condominiums of this size are not known for their extensive amenity packages, but 420 East 75th Street’s is extremely generous. The building is protected by virtual doorman service, and amenities include a fitness room, a spa area with traditional and infrared saunas, a pet spa, a library, and a double-height lounge with catering kitchen. Outdoor offerings include a south-facing walled garden and a roof terrace with elevator access, grills, and open city views.

Additionally, in a move similar to 328 Grand Street on the Lower East Side, the building offers climate-controlled “accessory rooms” for purchase. These allow residents to create their own offices, art or podcast studios, wine cellars, or whatever else they can dream up.

420 East 75th Street is situated in close proximity to John Jay Park, prominent hospitals like New York-Presbyterian/Weill Cornell Medical Center and Hospital for Special Surgery, and popular restaurants lining First Avenue. The 72nd Street Q train is a short distance away.

It also takes its place among other new development boutique buildings on the Upper East Side. 323 East 79th Street, The Wren, and The Marx debuted in recent years, but there are no current availabilities at any of these buildings comprising collections of floor-through units.
