Hoboken was the first city in New Jersey to implement a shelter-in-place policy and social distancing guidelines in response to the COVID-19 pandemic, but that wasn't enough to slow things down at 7 Seventy House, a new 14-story, 424-unit rental with a design inspired by the city's industrial history. The building's extensive amenity package and excellent proximity to transit attracted interest when leasing launched last fall, and development team Bijou Properties and Intercontinental Real Estate Corporation rose to the recent challenges with a virtual presentation and personalized video tours via Zoom that allow potential renters to tour the building in safety. To that end, the building is now over 70 percent leased.
Remaining availabilities start at $2,353/month for studios, $3,003/month for one-beds, $3,720/month for two-beds, and $5,405/month for three-beds. All prices are net effective to reflect a rent concession of six weeks free on a 13-month lease. The building is also offering up to two and a half months free rent on 26-month leases.

The units, which range from studios to three bedrooms, offer expansive windows, floors of red oak engineered wood, bespoke finishes, in-unit washer and dryers, and bathrooms decked out in grey mineral stone tile and fitted with Moen & Kohler fixtures. Designer kitchens come outfitted with white and walnut custom cabinetry, quartz countertops, white ceramic tile backsplash, and a premium stainless steel GE appliance package. Some units include outdoor terraces that span up to 800 square feet.

The rental building’s amenity package favorably compares to luxury condos, as it features a round-the-clock attended lobby, Hello Alfred concierge service, bicycle storage, covered parking, a multi-level fitness center, a game room, a playroom for children, co-working areas, dog grooming space, several outdoor gardens that include a bocce ball court and a dog park, fire pits and barbecue grills at the terrace, and an outdoor pool at the rooftop deck that overlooks the city and the Jersey City and Manhattan skylines beyond.
Approximately 24,000 square feet of retail space will energize the street with pedestrian presence, and a two-acre public park with resiliency features, step seating, tilted lawn panel, a large plaza, a children's playground, and a community gym is right outside the building. One block north, the Ninth Street/Congress Street light rail station puts Jersey City, Manhattan, and Newark within a short commute. The Monroe Center for the Arts, which also sits a short walk away, offers artist studios, activities for children, dining, a fitness center, and more.

The 1.2-square-mile city, located across from Tribeca on the Jersey side of the Hudson River, has nearly doubled in population since 1990, approaching population figures not seen since the 1930’s. New apartment buildings are rapidly replacing aging industrial properties and parking lots, bringing shopping, nightlife, and communal destinations in their wake. 7 Seventy House, designed by MHS Architects, pays homage to its historic environment with brick cladding and ribbed panels at the lower floors, which juxtapose against crisp, black-and-white paneling on the floors above. The lobby extends the industrial-inspired aesthetic through polished concrete floors. Staggered wooden planters planted with lush greenery soften the austere Brutalist aesthetic.
Bijou Properties has been an instrumental player in Hoboken’s ongoing renaissance, bringing projects such as the Edge Adams Lofts and many others across the city. Bijou and Intercontinental have recently teamed up on developing and leasing The Vine, an 11-story, 135-unit rental at 900 Monroe Street a couple of blocks to the north.
