Brooklyn-based Formactiv went before the Landmarks Preservation Commission to get the nod to demolish a nondescript one-story commercial building at 82 John Street and build a three-floor mixed-use building in its place. Formactiv, an architecture, design and technology firm, calls the address home, but city records show the building is owned by the Moezinia Family. The firm's projects include the rehabilitation of the Nassau Brewing Company factory in Crown Heights and 64 Bayard Street in Williamsburg.

While the commissioners didn't object to the old building coming down, they weren’t quite enamored by the replacement building’s design. The project would be clad in galvanized steel panels and stucco. A slight bend in the façade along John Street is specified to optimize views towards the Manhattan skyline. Inside there would be two lofted residential units and commercial space and parking at the ground-floor.

The Historic Districts Council and DUMBO Neighborhood Alliance both spoke against the design, the latter saying it is not substantial in character to neighboring industrial buildings. Commissioner Frederick Bland said the design needs more work and less personal creativity. The commission decided to take no action on the proposal and told the architects to think about fenestration patterns and material for next time.
