On the week ending September 18, 2026, 337 apartment sales were recorded in Manhattan. This is a small week-over-week increase in the number of sales logged, likely due to the return to a full business week after Labor Day, but 43 sales at or above $3.9 million, including six prices at or above $10 million, sent the aggregate dollar amount soaring by nearly $200 million in the same time frame.

New development condos lead Manhattan apartment sales

Last week's two highest-priced sales were for apartments in new development condominiums. Penthouse #24W at The Cortland, a Robert A.M. Stern Architects-designed condominium in West Chelsea, closed for $27.5 million and appears to have sold in an off-market deal. Between this and the fact that it is being delivered in white-box condition, details are limited on the 6,320-square-foot apartment. However, the LLC-identified buyer would not be the first to create their dream home in the building; New York Yankees captain Aaron Judge did the same, buying two units for a combined $40 million in April 2023.
Penthouse #24W's closing price is slightly under the $30 million the developer sought when they listed it in August 2026. However, it is still nearly $10 million more than the next-highest sale of the week: Residence #S28A at 565 Broome Soho, which closed for $17.6 million. Located in Pritzker Prize laureate Renzo Piano's only New York City residential building to date, the full floor apartment's four bedrooms and five baths include a primary suite with triple exposures and not one but two en suite baths.

Residence #S28A was one of two sales recorded at 565 Broome Soho last week. It was one of several new developments with multiple sales logged, including The Village West, Gramercy buildings The Willow and Hendrix House, ONE11 Residences on Billionaires' Row, and The Strathmore on the Upper East Side. Sutton Tower, the tallest building in its Beekman/Sutton Place neighborhood, was the top performer in terms of the number of sales logged, with four closings recorded.

Sohmer Piano Building penthouse sells for 64 percent below ask

One of the week's highest-priced sales outside of a new development condominium was for the penthouse at The Sohmer Piano Building, which boasts a private roof terrace featuring one of the loft building's distinctive gold cupolas and sold for an even $9 million, tying with another apartment for the eighth-highest sale of the week. However, this figure is 64 percent less than the seller, Boston Technology co-founder Greg Carr, initially sought when he listed it for $25 million in November 2024. After months on and off the market at gradually lower price points, he marketed it at auction in summer 2026. Public records show that he bought it for $7.2 million in 2007, but will not be pocketing any profits; all proceeds will go to The Gorongosa Project, which aims to restore Mozambique's Gorongosa National Park. The buyer made the purchase with an LLC.

The week's top co-op sale was for Residence #25T at The Sherry-Netherland, which closed for $10 million in the week's sixth-highest sale overall. Public records list the buyer as former Disney CEO Michael Eisner and his wife, philanthropist Jane Eisner, and show that the seller, a trust linked to art collector/philanthropist Eli Broad, bought the apartment for $9.45 million in April 2006. Details about the apartment are limited because it sold in an off-market deal, but similar units in The Sherry Netherland's iconic tower measure two bedrooms and two and a half baths.
The closing was recorded about a year and a half after Mr. Eisner bought an apartment in the co-op component of The Pierre hotel. Since then, former Newmark Group executive turned U.S. Secretary of Commerce Howard Lutnick, who owns a penthouse in the building, began negotiations to sell The Pierre to Saudi company Khashoggi Holding Company (run by cousins to murdered Washington Post columnist Jamal Khashoggi) for $2 billion, a figure that includes the residences. If the sale goes through, Khashoggi Holding Company would hire Brunei-based hotel operator The Dorchester Collection to manage the hotel and residents like fashion designer Tory Burch, singer Art Garfunkel, and actress Lois Chiles would have to surrender their homes with the option to buy back in the building once renovations are complete.
The Pierre
However, the sale cannot proceed without the approval of the co-op's board of directors and two-thirds of shares of the co-op corporation "by voting percentage," as Town and Country put it. If it passes, owners will have to surrender their homes or be evicted and forfeit their share of the sale of the building. The New York Post reports that shareholders have no say in how much they will receive for their apartments, and that a vote on the matter is expected for later this fall. In the meantime, the Post announced that a recent board meeting intended to address the sale revealed little new information but devolved into a shouting match between a representative from The Dorchester Collection and co-op residents.

"Irascible" Richard Pousette-Dart's Central Park South home sells; Nanette Lepore buys in Chelsea

Public records list the seller of Residence #10A at 200 Central Park South, as the estate of Evelyn Pousette-Dart, a poet and the wife/muse of Abstract Expressionist painter Richard Pousette-Dart, who was part of a group of artists dubbed the "Irascibles" in Life magazine. The two-bedroom apartment with a private balcony overlooking Central Park is a far cry from the railroad apartment where Richard honed his craft in the early years of their marriage, and the sale was recorded a few months after the Richard Pousette-Dart Foundation announced a bequest of his work from Evelyn's estate.

In Greenwich Village, public records list Storebound founder Evan Dash as the buyer of a two-bedroom apartment with his son, Charles Dash. The elder Mr. Dash is the founder and CEO of StoreBound, the parent company of Dash, a line of kitchenware that Wired describes as "the Mini-Me of the kitchen world" for its small, apartment-friendly appliances. Appropriately, the apartment he just bought features a renovated kitchen.
Also of note, public records list fashion designer Nanette Lepore and her daughter, model Violet Savage, as the buyers of a Chelsea studio located a short distance from the original Barneys flagship store at 115 Seventh Avenue (now undergoing a partial residential conversion). The closing was recorded shortly after New York Fashion Week ended, and ahead of the launch of the fall collection of Maria Cecilia, Ms. Lepore's new fashion line.

Biggest Profits

Last week, over two-thirds of resold Manhattan apartments sold at a profit. Some of the biggest price gainers of the week were previously marketed as "diamonds in the rough" or in estate sales, but thoughtful custom renovations have done a number to enhance the homes' value.
A case in point was the penthouse in the condo conversion of the American Tract Society Building, one of New York City's first steel skeletal skyscrapers. Public records show that the sellers, tech executives Craig and Kirsten Nevill-Manning, bought the 6,355-square-foot penthouse with two private terraces for nearly $6.6 million in January 2007, and the New York Post notes that they bought it as raw space without plumbing, electricity, or interior walls. However, they soon embarked on an extensive renovation by architect David Hotson and interior designer Ghislaine Viñas that included an open living room with arched windows, a high-end kitchen with center island, a rock climbing wall and rope swing that make the most of nearly 46' ceilings, and, perhaps most memorably, a stainless steel slide to connect all levels along with a staircase.
Upon completion in 2015, the penthouse was the recipient of a Best of Year Award by Interior Design magazine, and was later chosen as the Best in 20 Apartment winner at Interior Design's 2025 Best of Year Awards. More recently, it sold for $16 million in the week's top sale outside of a new development condo and third-highest overall. It also sold at a profit of 144 percent, one of the largest of the week, but this accounts for neither inflation nor the cost of the renovation. The buyer has not been identified by name, but it is likely they are a fan of Hello Kitty: They made the purchase with Sanrio Universe LLC.
