The iconic yet ever-evolving New York skyline is home to many eye-catching buildings, and a number of them figured into the top contracts from August 14-20, 2023. One High Line, Bjarke Ingels' addition to West Chelsea, had the top contract with West Penthouse #32A, which is asking $25,000,000. Olshan Realty's luxury market report notes that this represents a small reduction from the $28 million asking price when sales originally launched in 2018, a time when the two-towered building was known as The XI. Now that construction has picked up again following foreclosure- and pandemic-induced pauses, the building has been home to some high-priced contracts, including a $52,000,000 penthouse earlier this summer.

West Penthouse #32A is a half-floor five-bedroom unit with its own private loggia. It is located near the top of the completely residential west tower in the development, and the unidentified buyers will enjoy access to exclusive residential amenities as well as the amenities and services of the Faena Hotel in the east tower.

Further uptown, the supertalls of Billionaires' Row remain powerful draws. The penthouse at One High Line was trailed closely by Residence #63B at the Rafael Vinoly-designed 432 Park Avenue, which was asking $24,500,000. The Olshan Realty report notes that this, too, was originally listed for $28 million, this time in February 2022. If it comes in at the asking price, the unidentified seller would take a loss on it, having paid $24,582,962 in March 2016.

To the west, 111 West 57th Street is the second-highest residential building in New York and the skinniest residential tower in the world, with full-floor and duplex residences commanding spectacular park and skyline views. However, a four-bedroom home in the renovated Steinway Hall component of the new development had the past week's fourth-highest sale with an asking price of $12,950,000. Residence #14N has four bedrooms, four and a half baths, 4,547 square feet of interior square footage, and prewar-inspired design touches throughout.

Also last week, one of only two Manhattan townhouses to enter contract was 246 East 49th Street, the Turtle Bay Gardens townhouse of Tony Award and Pulitzer Prize-winning composer Stephen Sondheim that was asking $7,000,000. He bought the townhouse in 1960, fresh off the success of Gypsy on Broadway, and his early years in the house were marked by a feud with then-neighbor Katharine Hepburn. The house has three bedrooms, three and a half baths, direct access to a garden, and a second-floor music studio where Mr. Sondheim wrote many of his celebrated works, including A Funny Thing Happened on the Way to the Forum, Company, Follies, A Little Night Music, Sweeney Todd: The Demon Barber of Fleet Street, and Into the Woods. The house went on the market in July 2023, and images from the late composer's works may be seen throughout the listing.
