For the second week in a row, a condo at Central Park Tower had the top sale. This time, it was for #125, a full-floor unit near the top of the building that closed for $46,958,750. Several stories down, apartment #66E closed for $19,804,250, the past week's second-highest sale. This comes around the same time as the building's first resale, a three-bedroom, three and a half-bath unit listed for $19,850,000, came on the market. The Real Deal notes that the seller, developer Juan Carlos Gonzalez Jaramillo, purchased it for $14,800,000 in August 2021.

The top sale outside of Central Park Tower and highest downtown sale took place at 150 Charles Street, the West Village condo that has counted Jon Bon Jovi, Ben Stiller, and Irina Shayk among previous residents. This buyer purchased the four-bedroom, four and a half-bath, 4,031-square-foot apartment under an LLC and closed for $12,900,000.

From January 24-30, 2022, a total of 29 luxury contracts for listings asking $4 million and up were signed in Manhattan. This is two more than last week, and Olshan Realty's market report notes that January 2022's total of 102 signed luxury contracts makes it the strongest January since they started keeping track in 2006. The weekly asking price sales volume came to $303,071,000.

The top signed contract was for #PH51/52W at One Beacon Court, the Charles Gwathmey-designed penthouse that hedge fund titan and New York Mets owner Steve Cohen ultimately sold for $30.5 million in June 2021. The current sellers listed the five-bedroom, six and a half-bath, 9,000-square-foot penthouse in October 2021, and it entered contract with an asking price of $36,000,000.

The second-highest contract was for the duplex penthouse at The Westbury, which entered contract at an asking price of $32,000,000, a 29 percent reduction from its original listing price of $45,000,000. It was sold by the estate of Terry Allen Kramer, the Tony Award-winning producer of Kinky Boots and revivals of La Cage aux Folles and Hello, Dolly! Her obituary in The New York Times noted that she kept her awards in her four-bedroom, six-bath, 6,241-square-foot apartment on the Upper East Side.

The top downtown contract and the third-highest contract overall was for the Puck Penthouses apartment that Karlie Kloss and Joshua Kushner listed for $23,500,000 after buying their new home in the building. If this four-bedroom, six and a half-bath, 5,672-square-foot condo closes for the asking price, it will be among the top ten sales recorded in NoLita.
