From June 20-26, 2021, a total of 344 condos, co-ops, and condops was recorded in Manhattan with an aggregate total of $652,341,620 (median price of $1.15 million), making June 2021 the biggest month in recorded sales in nearly two years. The 150 condo sales closed at a median price of $1.489 million, or $1,557 per square foot. The 179 co-op sales came to a median price of $825K.

After being on the market since 2013, hedge fund mogul and Mets owner Steve Cohen's penthouse at One Beacon Court has closed for $30.5 million. This comes in the wake of several price cuts that left it at 73.5 percent less than its original asking price of $115 million when it was first listed in 2013. Nevertheless, it was the top sale of the past week, trailed closely by a penthouse at 20 East End Avenue, a newer condominium, that closed for $30,311,250. Neither buyer has been identified.

From June 21-27, 35 contracts priced at $4 million and up were signed in Manhattan with a total asking price volume of $321,678,999. This is six fewer contracts than last week, but the streak of 30 or more contracts Olshan Realty has been tracking is now up to 21 straight weeks.

Condo conversion 67 Vestry Street has been putting on an impressive showing following last fall's sales launch, and #PHB had the week's top contract with an asking price of $22.5 million. Further downtown, #PH65 at 130 William entered contract at $20 million, the highest asking price for a Financial District condo that the market report has ever seen.
