There were 261 Manhattan apartment sales recorded last week amounting to $464,766,998. There were 124 condo sales with a median closing price of $1.79M ($1,448/ft2). There were 136 co-op closings with a median price of $776,250. According to CityRealty data (see below), this March has the highest number of transactions since October 2019, and the highest aggregate total since March 2020.

Nearly two and a half years since it was listed, film producer/philanthropist Sidney Kimmel (famed for such films as Crazy Rich Asians, Moneyball, and The Kite Runner) and his wife Caroline (not pictured) sold their full-floor Central Park co-op for $18.6 million. The New York Post notes that this is almost $4 million less than the $22.34 million they paid for it in 2001, but was nevertheless the top sale of the past week.

In the last full week of March 2021, a total of 47 luxury listings through Manhattan entered contract. This extends the streak of 30 or more luxury contracts to eight weeks, which hasn't been seen since Olshan Realty started keeping track in 2006. The aggregate total of the past week's contracts was $344,844,500.

Among the top luxury contracts, Upper East Side co-ops put up an impressive showing. A high-floor home in the Rosario Candela-designed 998 Fifth Avenue entered contract with an asking price of $24 million, and a massive home at 30 East 71st Street also put up an impressive showing. The siren song of Billionaires' Row could not be ignored, though; a half-floor home at One57 had the second-highest contract of the past week at $20.9 million, and a tower condo at 111 West 57th Street wasn't far behind with an asking price of $13.5 million. A combination unit at 150 East 78th Street, an amenity-rich new condo in the heart of the Upper East Side, rounded out the top five contracts.
