"Condo or co-op?" is the big question for some New York City buyers, and the answer to that will vary depending on a buyer's budget and circumstances. Perhaps because there is no one-size-fits-all approach to choosing a building type, the number of recorded Manhattan condo and co-op sales on the first week of June 2025 was almost evenly divided. However, condos comprised the entire top ten sales of the week.

The return to a full business week resulted in a slight week-over-week rise in the number of sales. But a lack of record-breaking sales this time, as compared to the previous week, caused a small dip in the aggregate total.

Manhattan Sales:

  • For the week ending June 7, 2025, over $440 million worth of transactions across 231 condo, condop, and cooperative deals were recorded
  • 110 condo sales came to an aggregate price of $292,974,870
  • Eight condop sales came to an aggregate price of $11,172,028
  • 111 co-op sales came to an aggregate price of $136,301,970

Four of the top five sales of the week took place in Downtown neighborhoods, with Penthouse #23 at 100 Eleventh Avenue leading the charge at $23,626,609. The price is not far above what Tony Award-winning actor Hugh Jackman and ex-wife Deborra-Lee Furness paid for it in August 2022, and the sale was recorded amidst their divorce. Their real estate holdings also included a penthouse at 176 Perry Street, but it was removed from the market in November 2023 and no sale was recorded.
The penthouse at the Jean Nouvel-designed 100 Eleventh Avenue was trailed by one at the Herzog & de Meuron-designed 215 Chrystie Street. Penthouse #2 sold for $15,650,000. This represents a nearly $10,000,000 reduction from what the seller initially sought, and they have taken a loss on it. But the price was still good enough for the second-highest of the week and one of the highest recorded on the Lower East Side.

The seller is listed in public records as a trust, and the buyer conducted the transaction with an LLC. In addition to 360-degree vistas through soundproof floor-to-ceiling windows, an open kitchen with state-of-the-art appliances, and a primary suite with midnight bar, custom dressing area, and opulent bath, they will enjoy access to the amenities and services of the Ian Schraeger-developed Public Hotel. These include complimentary wellness classes, in-room spa treatments, and various restaurants and bars.

The week's top sale outside of a Downtown neighborhood took place at 455 Central Park West, a cancer hospital turned condominium and a building distinguished by its turrets. Residence #9, a three-bedroom unit in one of the turrets, closed for $7,780,000 in the fifth-highest sale of the week. The buyer conducted the transaction through an LLC, but Crain's New York Business identified them as healthcare investor David Solomon. It also noted that the seller, former mutual fund executive Charles De Lardemelle, initially sought $10,500,000 for it yet ultimately made a profit, having bought it for $5,700,000 in August 2010.

The top co-op sale of the week also took place on Central Park West, this one at The Dakota. Residence #75, a grandly scaled four-bedroom with soaring ceilings and classic details throughout, sold for the asking price of $6,200,000 after reportedly receiving multiple offers. The buyer conducted the transaction through a trust, and the New York Post identified the seller as the estate of Paul Epstein, a copyright lawyer whose clients included composers Rogers and Hammerstein and fellow Dakota resident Leonard Bernstein.
Also of note, a total of $13,125,555 across two full-floor Tower Residence sales was recorded at The Centrale. Both units on the uppermost floors of the Pelli Clarke Pelli-designed tower enjoy skyline and river views through floor-to-ceiling windows, not to mention private landings, corner living and dining areas, kitchens with honed marble countertops and Gaggenau appliances, and primary suites with walk-in closets and five-fixture baths. Current availabilities in the building range from a one-bedroom for $2,255,000 to a full-floor three-bedroom for $7,195,000.
