The final week of May 2025 was an abbreviated business week owing to the Memorial Day holiday on Monday, May 26. This resulted in a slight week-over-week dip in both the recorded residential sales in Manhattan and the aggregate dollar total by default. However, it was a strong week for Downtown units, which accounted for six of the ten highest-priced sales of the week and included penthouses that set new superlatives.

Manhattan Sales:

The top sale of the week was also the top Chelsea sale of 2025 to date: Penthouse #25W at The Cortland sold for $40,250,000, or nearly $1,000,000 above the last asking price. Along with these other superlatives, it is the neighborhood's seventh highest on record.

This four-bedroom unit enjoys unobstructed Hudson River views from oversized windows as well as two private terraces, and the heart of the home is a massive Great Room with a fireplace. The buyer was listed as an LLC.
Two penthouses at One High Line, the twin-towered development down the street from The Cortland, hold Chelsea's third- and fourth-highest prices. More recently, it was home to the third-highest sale of the week: Residence W22D, a four-bedroom that sold for $13,925,000. It is located on a high floor in the all-residential West Tower, and the unique tilt of the building allows for views of the High Line and the skyline.

The second-highest sale of the week set a new record for its neighborhood. Less than three years after he purchased it in a pandemic bargain (relatively speaking), and less than four months after the contract was signed, former Google CEO Eric Schmidt sold his penthouse at 25 Bond Street for $34,500,000. The buyer is listed as an LLC and will enjoy such perks as a Great Room with a wood-burning fireplace and terrace access, a kitchen with chef-caliber appliances, a primary suite with dressing room and spa-like bath, and a private roof terrace with outdoor kitchen, hot tub, and skyline views.

While Penthouse W's closing price is exactly $5,000,000 below the ask when it entered contract in February 2025, it is nevertheless the most expensive sale recorded in Noho. This penthouse has regularly ranked among the neighborhood's highest-priced sales since its first owner, former Goldman Sachs executive Michael Daffy, bought it for $24,000,000 in 2008, but has come up short of the $28,000,000 record set by another penthouse in the building until now.

Also of note, the first sale at Upper East Side condominium The 74 was recorded. Residence #15A, a half-floor three-bedroom, closed for $4,875,801, or slightly under the $5,050,000 ask. Like all units at The 74, it features interiors by Rafael de Cardenas, floor-to-ceiling windows, white oak floors, a top-of-the-line Miele appliance package in the kitchen, and Calacatta Vagli marble walls and floors and radiant heated flooring in the primary bath.

The buyers will have access to amenities like a lobby lounge with garden views, a fitness center with separate yoga and Pilates studios, and a 17th-story lounge with dining room, wet bar, and city views. The building is nearly 40% sold, and remaining availabilities range from a two-bedroom for $2,995,000 to a full-floor five-bedroom for $13,400,000.

The last week of May 2025 was also a good one for new development condominiums in the Financial District. Two studio sales were recorded at One Wall Street, and a total of $4,800,000 across three sales was recorded at The Broad Exchange Building. New developments 77 Greenwich Street and No. 33 Park Row also logged one sale each.

The Financial District sales were recorded at a time that speaks to the newfound vibrancy of the neighborhood: French department store Printemps opened a New York outpost in One Wall Street about two months ago; PAC NYC is gearing up for the summer season; a Smorgasburg market is outside The Oculus on Fridays; and the dining offerings of The Seaport are enhanced by beautiful water views and warm weather.
