Last week, public records revealed that 973 Fifth Avenue, a limestone mansion designed by prominent Gilded Age architect Stanford White, closed for $46 million in one of the highest-priced sales of 2025 to date. It is one of a small handful of single-family homes designed by Mr. White remaining as such, others having been repurposed into institutional or commercial uses. His numerous credentials include the Washington Square Arch, the Metropolitan and Harmonie Clubs, the original Pennsylvania Station, The Players headquarters in Gramercy Park, and Judson Memorial Church in Greenwich Village.
Public records show that the seller purchased the mansion for $42 million in 2012. From there, they embarked on an extensive renovation that combined modern luxury with original architectural details. They once sought as much as $80 million for the mansion, which entered contract with a $49 million asking price in February 2025. The buyer was identified only as a non-local family working in finance (h/t New York Post).

The mansion is located a few blocks south of the Metropolitan Museum of Art and directly across from Central Park. This stretch of Fifth Avenue was dubbed Millionaires' Row for the magnates it attracted in the Gilded Age; roughly a century later, today's wealthiest continue to embrace Central Park views. Such listings dominated Manhattan's top apartment sales of the third full week of May 2025.

Manhattan Sales:

  • For the week ending May 23, 2025, $549,353,320 worth of transactions across 261 condo, condop, and cooperative deals were recorded
  • 127 condo sales came to an aggregate price of $357,965,229

The top apartment sale of the week was for Residence #1007/1009 at The Plaza, which sold for an even $21 million. The seller of the five-bedroom condo overlooking Central Park was identified as Valery Kogan, co-owner of Moscow's Domodedovo Airport. When it entered contract asking $23 million in March 2025, the New York Post noted that Mr. Kogan was in the midst of a massive property sell-off following Russia's invasion of Ukraine. He has ultimately taken a loss on the apartment, having paid $26 million for the two units and combined them into one large, ornately appointed home. He once sought as much as $50 million for it.

The apartment was described as a "mini-Versailles" for its Venetian plastered walls, onyx-clad primary bathroom, and 24-karat gold trim throughout. The buyer is listed as an LLC in public records, but the New York Post identified them as Vladimir Stolyarenko, former chairman of Russian commercial bank Evrofinance Mosnarbank. It also noted that Mr. Stolyarenko appears to have traded one unit at The Plaza for another: He has listed a two-bedroom on another floor for $10.5 million.

It was trailed by the full-floor Residence #67 at 111 West 57th Street, which closed for $18 million. This price was high enough for the second-highest sale of the week; however, it comes in under the $20 million ask when it entered contract in March 2025, and represents a nearly 40% reduction from the $29.75 million it initially sought when marketed off floor plans in 2016. The buyer conducted the transaction through a trust and will enjoy panoramic views of Central Park and the Manhattan skyline from floor-to-ceiling windows.
The week's top sale off of Billionaires' Row took place at Upper East Side condominium Bristol Plaza, where the fiftieth floor sold for $16,530,750 in the third-highest price overall. The transaction appears to have been conducted off-market; as such, few details are available about the interiors, but panoramic river, skyline, and Central Park views are all but assured by virtue of its lofty position in the full-service building.

Public records list the buyer as business executive Howard Milstein, who serves as CEO, President, and Chairman of New York Private Bank & Trust and its operating bank, Emigrant Bank, as well as the head of Milstein Properties and various other Milstein family real estate companies. Bristol Plaza is among their holdings; others include Liberty View in Battery Park City and 30 Lincoln Plaza on the Upper West Side.
Also of note, it was a good week of sales for new development condos across Manhattan. A total of $36.3 million across five sales was recorded at 50 West 66th Street, with three landing in the top ten of the week. A short distance away, and in the wake of successful weeks for sales and contracts, four sales were recorded at 155W68. Further downtown, a total of $8.8 million across four sales was recorded at Linea, a Chelsea boutique condominium down the street from the High Line.
