“The buildings may not feel like they’ve always been there, but feel like they should have been.” So says a developer of Morris Adjmi Architects’ designs, and so it seems at No45e7. This boutique condominium looks like it has always been a part of its block, but it rose on the site of a deadly gas explosion that leveled the walk-up buildings previously on-site. The project’s address in the East Village/Lower East Side Historic District meant it couldn’t proceed without the permission of the Landmarks Preservation Commission; but once the approval came in, the building went up fast enough to turn the heads of passers-by. Most recently, sales have launched on the 21 units within.
Prices start at $1.35 million for one-beds, $1.995 million for two-beds, and $3.795 million for three-beds. The penthouse will reportedly list for $8.1 million. According to CityRealty data, this is right in line with East Village median prices. The building offers an array of curated amenities, but its greatest perk may be its address on the cusp of Astor Place, Noho, and Greenwich Village.
