What’s old is new again - we’ve seen it happen in the fashion world often enough, and so it is the case with New York architecture. Following the great fire of 1835, New York mandated that all buildings be made of non-combustible materials. This led to a brick building boom with architecture luminaries like J.E.R. Carpenter, Emery Roth, and Rosario Candela setting new standards for residential living with brick and limestone cooperatives rising on the Upper East Side and Upper West Side.
Glass towers had lately seemed to be the new luxury standard (ahem, One57 and Central Park Tower), but hand-laid brick facades have started to make a comeback in recent luxury projects throughout New York. Some of the city’s most highly coveted neighborhoods happen to be part of historic districts, and it is true that brick buildings tend to get Landmarks approval more easily than their glittering counterparts. But even in non-designated neighborhoods, today’s luminaries are turning to hand-crafted, hand-laid bricks to bring a new level of bespoke craftsmanship to their new buildings. As Joe McMillan of DDG told The New York Times, “You’d think you couldn’t tell [a difference between hand-laid and paneled brick], but you know where you could? The apartments.”

A prime example of this commitment to craftsmanship can be seen at No. 45E7, a Morris Adjmi-designed condominium that has risen on the site of the 2015 gas East Village explosion that leveled the pre-existing walk-up building. The netting is coming down to reveal a beautiful brick facade and large but traditional windows. Lower Manhattan neighborhoods have seen an influx of glass buildings that look copied from Midtown and pasted onto lots, but Mr. Adjmi is known for his respect of historic neighborhoods. The new building looks like it has always been a part of the block, but a passer-by gasped, "I can't believe it went up so fast. There was no building there the last time I was here."
A sellout price is not listed on the offering plan filed for No. 45E7; nor are details about the condos within. However, a new crop of high-end buildings throughout Manhattan and Brooklyn has embraced the practice of hand-laid brick. We take a look at listings below.
