In May 2020, there were 436 residential condo, co-op, and condop sales recorded in Manhattan for a total dollar amount of $821 million, down 21.8% from even one month ago, when April's aggregate sales still hovered over $1 billion. The effects of the coronavirus outbreak and the lockdown to contain it cannot be ignored, but The New York Times notes that several of the top deals that closed in May entered contract while New York City was still open.

For the most part, flashy, amenity-rich new construction dominated the list of top ten buildings. However, a single sale of a full-floor home in a J.E.R.
