Italian-British architect Richard Rogers is one of the most influential modern architects alive today. Having designed global landmarks such as the Pompidou Centre in Paris (with Renzo Piano) and Lloyd's building in London, he and his firm, Rogers Stirk Harbour + Partners (RSH+P), are finally bringing a wave of high-tech constructs to the Big Apple.
After finishing the rather stately (albeit corporate) supertall 3 World Trade Center in 2018, Rogers has at least two major projects underway in the city. Farthest along is No. 33 Park Row, a gleaming glass and steel mixed-use high-rise to deliver a contemporary collection of residences overlooking City Hall Park later this year. As we've already noted, the perimeter of City Hall Park has long shaken its Newspaper Row past to become a sought-after residential address for the well-heeled. Nearby top-of-the-market projects include the conversion of the Emigrant Savings Bank at 49 Chambers, The Woolworth Residences, and the dignified 25 Park Row, which is also wrapping up construction next door.

No. 33 Park Row , formerly known as One Beekman and nicknamed the “Pearl on the Park,” will have a commercial base of retail/offices and then 17 floors of residences above. Residents will enter from a lobby off of historic Beekman Street, named after Wilhelmus Beekman, a major Dutch landowner who is said to have used the route to bring cattle from his farmlands to grazing areas north of the Collect Pond (now drained). Centuries later, the demand for greener pastures continues. By positioning the building's elevator core towards the south at the site interior, every apartment in the building will possess leafy views of City Hall Park. Furthermore, half of all units will have outdoor terraces overlooking the park, and as every parkside address in New York City has proven, green space is priceless and never grows old.

Only a few glimpses have been released of the residences, whose layouts will range from 900 to 2,900 square feet in size. The team promises interiors that will convey "warmth and texture appropriate to residential dwellings." May God help the white oak forests of North America since they are all becoming the floors and cabinets of Manhattan condos. Kitchens will don Tundra Grey marble and suite of Miele appliances. The uppermost residential floor is rumored to host a one-of-a-kind penthouse with a private garden and loggia for its more-than-fortunate buyer. The fifth floor will be devoted to spoiling and pampering residents and includes a fitness center and yoga studio.

The modest-for-Manhattan, 95,000-square-foot development is being steered by Urban Muse, and Consigli Building Group, formerly T.G. Nickel & Associates is the general contractor. A recent meander through the quickly-transformed area shows the color-coded exterior (a Rogers trademark) just about done. It's become hard to believe that J&R Music World ever existed (RIP first-apartment boombox). The building's 15,000 square feet of retail and commercial space is already being actively marketed by Compass; once leased, it should return some foot traffic and vibrancy to the prime and storied stretch.
While sales prices have somewhat stalled in the Financial District in recent years, prospects grow every rosier as the neighborhood takes on more round-the-clock energy. Young creative firms such as Spotify continue to flock into offices typically reserved for Wall Street firms. Last week, a sliver of good news hit the digital presses when the New York Post revealed Sir Norman Foster, a former Yale architecture school classmate of Richard Rogers, is back on board designing 2 World Trade Center.
Rogers Stirk Harbour + Partners (RSH+P) other New York projects include a dashing addition to the landmarked Otis Elevator Company Building at 260 Eleventh Avenue in West Chelsea and maybe, just maybe a long-shelved plan for a trio of towers near Queens' Silvercup Studios.
