In 2024, Manhattan's apartment sales experienced a modest 3% increase in number of transactions compared to the previous year, while total sales by dollar amount value remained steady at just under $22 billion. This figure falls below the 10-year average of $26.9 billion, indicating a softer market performance due to elevated interest rates and global macroeconomic uncertainties. Despite this, the luxury segment demonstrated resilience, bolstered by the delivery of high-end units in developments such as Aman New York Residences and the 236-unit One High Line in West Chelsea.
In this article:
Notably, 14 of the top 20 best-selling buildings were located on Manhattan's west side, partly thanks to improvements along the Hudson River waterfront. The Upper East Side did not have any buildings in the top 10, primarily due to a slowdown in new construction following the 2020 market pause. However, mid-sized developments like The Treadwell and The Harper commenced closings last year, securing positions within the top 30.
Naturally, the vast majority of the top 30 selling buildings in 2024 were recently completed developments, offering a higher inventory of available units. An exception was The Beresford, a co-op building that recorded 15 sales totaling nearly $87 million. Collectively, the 30 top-selling buildings in Manhattan accounted for $4.4 billion in sales, with 992 units sold, representing 20% of Manhattan's total apartment sales by dollar volume.
Beyond Manhattan, notable best-selling buildings included The Huron, Brooklyn Point, and Quay Tower. In terms of average price and price per square foot, 220 Central Park South and Aman New York Residences led the market. At 220 Central Park South, seven units closed at an average price of $36.875 million and an average price per square foot of $9,276.
