In the world of Manhattan real estate, there is generally a two-week lag between the date a sale takes place and the date it is recorded by the city. As such, the second full week of January 2025 would have a record of sales that took place over the week of Christmas and New Year's Day, which could explain the week-over-week dip. However, this week still saw expensive sales recorded at high-profile buildings, both prestigious prewar cooperatives and daring new construction.
In life, copper heiress Huguette Clark was notoriously private. While she enjoyed some success as a painter, and had an active social life into the mid-20th century, she went into seclusion following her mother's death in 1963, with her staff and her massive doll collection as her main sources of company. By the time of her death in 2011, she had been living in hospitals under a series of pseudonyms for 20 years.

Appropriately enough, The Real Deal notes that the sale of her former Fifth Avenue penthouse took place in an off-market deal: Residence #12W at the J.E.R. Carpenter-designed 907 Fifth Avenue closed for $37,500,000 in the week's top sale by far.

Public records show that Chella Safra, widow of Banco Safra co-founder Moise Safra, bought the penthouse from a trust linked to hedge fund founder Boaz Weinstein. Mr. Weinstein bought it from Ms. Clark's estate for $25.5 million in May 2012. A storage room was included in the most recent sale.

Meanwhile, Upper West Side apartments were in high demand among luxury buyers last week. The week's top condo sale and second-highest overall was Residence #29C at One West End, which sold for $9,425,000. While this marks a reduction from the last asking price of $10 million, the sellers nevertheless make a profit, having bought the four-bedroom unit with open Hudson River views for $8,120,909 in May 2018.

The buyer made the purchase through an LLC and will enjoy access to the building's resort-style amenities, which include a state-of-the-art fitness center, a 75-foot glass-enclosed swimming pool, and a 12,000-square-foot landscaped terrace with cabanas, grills, and dining areas. Another perk is a 421a tax abatement in effect until 2037.

But while amenity-rich new Upper West Side condos have dominated headlines in recent years, the prewar buildings that brought the neighborhood to prominence have not been forgotten: The sale at One West End was trailed by Residence #16/17A at prestigious prewar cooperative 101 Central Park West. It closed for $7,500,000 in the third-highest sale of the week, or slightly below the $7.995 million ask when it entered contract in November 2024.

The duplex apartment was listed for $8.75 million in May 2024 by the estate of broadcasting/music executive Irwin Segelstein and his wife Bernice. When The New York Times announced the listing last spring, it noted that the couple had bought it from the family of orchestra leader Meyer Davis for $115,000 in October 1976. They then embarked on a series of renovations; as the apartment has changed hands for the first time in 48 years, the buyers will likely have to do the same. But it will be hard to improve upon the grand proportions, private terrace, and views of Central Park.
The fourth-highest sale of the week took place at supertall 432 Park Avenue, where Residence #38C closed for $7,225,000. Public records show that the seller, listed as an LLC, has taken a small loss on the two-bedroom, two and a half-bath home, having bought it from the sponsor for $7,735,785 in late 2015. They also identify the buyers as George Muzinich, president of finance firm Muzinich & Company, and his wife, Metropolitan Museum of Art docent Camille Muzinich.

To round out the top sales, two units tied for the week's fifth-highest price and top Downtown sale at $6,750,000. These included Residence #703 at 450 Washington Street. The closing comes shortly after the three-bedroom, two and a half-bath unit with a massive private terrace entered contract with a $7.25 million ask in late December 2024. It was among $12,985,000 across three sales recorded in the building last week.
Also coming in at $6,750,000 was Penthouse #1015 at the High Line-adjacent Lantern House. While this price puts it among the highest-priced sales of the week, it also represents a $3 million reduction from the initial listing price when sales launched. It was asking $7.395 million when it entered contract in fall 2024.

The three-bedroom penthouse features the building's signature bay windows and a split bedroom layout, not to mention a private roof terrace with outdoor kitchen, space for separate dining and lounging areas, and views of the Hudson River. The buyer made the purchase with an LLC, and the sale brings Lantern House to nearly sold out.
The Waldorf-Astoria
Also of note last week, closings have commenced at Waldorf Astoria Residences New York. Located on top of the forthcoming hotel rooms, all units feature interiors by Jean-Louis Deniot, dedicated Concierge Closets, cerused white oak herringbone wood floors, kitchens with custom-designed cabinetry and Gaggenau appliances, primary baths with floor-to-ceiling honed white Bianca Carrara marble slab walls and radiant heated mosaic marble tile floor, and a choice of B&B Italia furnishing packages in two color palettes. In addition to the hotel's best-in-class staff and services, the buyers will enjoy access to 50,000 square feet of private residential amenities.
