After President Trump announced a pause on many planned reciprocal tariffs, the reeling markets seemed to calm down. That applies to the New York housing market as well: On the second week of April 2025, Manhattan recorded over $538 million in apartment and townhouse contracts signed, a 15% week-over-week increase. The week also saw a jump in median asking prices, which was helped along by several high-end new developments.

One new development, 140 Jane Street, is at least 60 percent sold and has regularly dominated Manhattan's top contracts despite still being in early stages of construction. Last week, Bloomberg reported that developer Aurora Capital Associates was about to list a duplex penthouse in the forthcoming condominium for $87.5 million. The 9,500+ square-foot penthouse will feature floor-to-ceiling windows, a wraparound terrace, and private balconies.

If the penthouse sells for the asking price, it would eclipse the prices of two other penthouses in the building combined ($45 million and $41 million, respectively). It would also dethrone a $60 million apartment at the nearby 150 Charles Street as the most expensive below 14th Street, which set the record in March 2025.

The second week of April 2025 did not log contracts nearly so high, but three of the four most expensive were located in the West Village. They were led by Residence #15CD at Superior Ink, which had the top contract of the week with a $19.85 million asking price.

Public records show that Tony Award-winning producer/red carpet standout Jordan Roth and his husband, Richie Jackson, paid about $13.3 million for the five-bedroom combination apartment in early 2010; they then embarked on a massive renovation. Decorator Kevin Roberts told Elle Decor, "[Jordan] wanted to walk in the door and say 'Wow!'" and the expansive views of the Hudson River all but guarantee such a reaction. The contract was signed just over three months after Messrs. Roth and Jackson listed it.

The buyer has not been identified, but another public figure would not be unexpected. The Robert A.M. Stern-designed condominium has counted Academy Award-winning actress Hilary Swank and luxury fashion designer Marc Jacobs among past residents, and Crain's New York Business announced that Related Cos. founder Stephen Ross had just listed his apartment in the building for nearly $7 million.

Down the block at 166 Perry Street, a glassy waterfront condominium that was instrumental in the residential renaissance of the West Village waterfront, a total of $8.75 million across three contracts was signed. The signings for these two-bedroom units come shortly after model Irina Shayk found a buyer for her apartment in the building, and public records show that the unidentified sellers would roughly break even.

Further uptown, a few weeks after it had New York's top contract, supertall 111 West 57th Street was not far from the top: The full-floor Residence #35 entered contract with a $17.25 million asking price. While high enough for the second-priciest of the week, it represents a $3 million reduction from when the building started marketing in 2016.

111 West 57th Street is second only to Central Park Tower as the tallest residential building in the Western Hemisphere and represents the combination of a slender new tower and the landmarked, converted Steinway Hall building. Public availabilities include a handful of full-floor Tower Residences, a loft-like Landmark Residence, and a quadruplex penthouse on the uppermost levels.
