The summer solstice isn't until June 21, but Memorial Day weekend marks the unofficial start of summer for many. For real estate buyers and sellers, this can increase the pressure to close a deal or make a move in summer, i.e. before school starts. Moreover, the 2025 spring selling season was a sluggish one across the country and those anxious about the market may be hoping for a better summer, though New York City prices and sales held relatively steady.

Meanwhile, just over 200 sales listings in core New York City areas experienced price reductions from May 20-26, 2025. This represents a noticeable week-over-week drop-off, but this can likely be attributed to the Memorial Day holiday weekend as opposed to market conditions.
