Expressing lightness and transparency like no other, Renzo Piano and his “Building Workshop” marked another milestone in their first residential endeavor in Manhattan. 565 Broome SoHo has topped out at 30 stories, and come next year, the high-rise will welcome the first residents of its 115 condos.
The bifurcated tower rises nearly 315 feet above lower Manhattan, a height that will lend most its units glorious views of the city and Hudson River. Like Piano’s half-dozen buildings realized on the island, 565 Broome uses light to shape its spaces and evoke emotion. By way of a semi-transparent, low-iron curtain wall, he says the building will take on the color of the weather, and the curved glass corners and thin mullions will allow for breathability and light to permeate all residences.

The project has been in the works for quite some time and is being developed by Bizzi & Partners Development, Aronov Development and Halpern Real Estate Ventures. Sales launched last fall and since then at least 30 residences have been signed into contract. Most famously, two condos were reportedly snapped up by tennis champion Novak Djokovic. Current pricing shows that 990-SF one-bedrooms start at $2.38 million and 1,447-SF two-bedrooms from $3.7 million.

Interiors are designed by Parisian design firm RDAI and have six-inch white oak plank flooring, floor-to-ceiling windows and generous ceiling heights. Kitchens have Basaltina countertops, custom-designed white oak cabinetry and marble baths have heated floors. Several units have private terraces and all duplexes have their own 25-foot-long saltwater pool.
The mirroring towers rest upon a broad base that features a dramatic double-height lobby encircled by transparent glass and piloti. Residents have access to 17,000-SF of amenities which includes a cobblestone driveway, a fitness center, a 55-foot-long saltwater pool, a children's playroom, a roof deck and a terrace. There will also be a glass-enclosed green wall with a landscaped lounge and conservatory with a library and wet bar. As we previously reported, the building is hoping to become one of the first Zero Waste residential buildings in the city and will divert at least 90% of its garbage from landfills.
