Yesterday, we had the reveal for Citiscape Design & Development's forthcoming condo in Brighton Beach, and today we have a first look at their refreshingly modern 8-story project in Brooklyn's "sleepy" Midwood. The first batch of renderings for 1611-1615 Cedar Street, which show off an atypical rounded fenestration pattern, was posted to the firm's Facebook page last year, prior to the site's stop work order issued this past January. And although permits are still pending, we've got our hopes up for this particular design.
Permits call for 15,738 square feet of residential space and 17 units to be divided throughout the 8 floors. Given those figures, each unit would average 925 square feet apiece, indicating condos. It looks like there will be 6 parking spaces, a ground-floor recreation space, and sizeable terraces. A setback on the sixth floor will also provide outdoor space.
In order to make way for the structure, two houses must first be demolished. Since they're still standing, it might be a couple of years before we get to see if the result is as aesthetically pleasing as the renderings. Developer Ramazi Mitaishuili of 1611 Cedar Street Realty LLC bought the properties for a combined $1.175 million in April of last year.
1615 Cedar Street will rise across the street from the Q train stop at Avenue M and about five blocks up from the new small format Target, set to open in 2019 between Kings Highway and East 14th Street.
New condo developments in Midwood are sparse and include the Gray Stone Condos at 1329 East 17th Street, 2068 Ocean Avenue, and the in-progress Onyx Square at 2128 Ocean Avenue, where sales launched from an affordable $407K for one-bedrooms, $605K for two-bedrooms, and $963K for three-bedrooms. Nine are currently up for grabs.
