Amidst the residential boom in Flushing, Queens, CityRealty is shifting gears and bringing you the reveal for a strikingly modern 12-story office tower making its way to the neighborhood. Queens-based Angelo Ng & Anthony Ng Architects Studio P.C. will be designing and the little-known commercial project will be rising at 38-20 Parsons Boulevard, a site that is currently being used as a parking lot for its next-door owners, the Temple Gates of Prayer synagogue. No sale has hit the market but it certainly wouldn't be the first time religious congregations have sold off their assets to survive. At least this time, it looks like the synagogue itself will remain in place and its members will have little to mourn except the loss of parking.

Although the tower will be surrounded by new-ish residential condominiums, including 38-30 Parsons Boulevard and Vista Towers Condominiums (seen in the rendering), office condos appear to be a safe bet for developers and a less costly one since they can be delivered as blank spaces. According to The Real Deal, Flushing is a hotspot for these developments right now because the per-square-foot prices are nearly equivalent to prices for new residential condos. Furthermore, Flushing's economic growth between 2000 and 2015 was quite substantial with more than 13,000 jobs added, growing at a rate of 34 percent – more than double Manhattan's average job-rate growth of 15 percent.
The Parsons Boulevard office tower will be situated midway between the upcoming Tangram, which will see a total of 317 apartments and 48 office condos, and Flushing Commons, the first phase of which consisted of 148 apartments and 81 office condos.
