After the knockout success of Tribeca's 70 Vestry Street and the award-winning Lantern House, Related Companies wasted no time erecting The Cortland, a new West Side condo development at 555 West 22nd Street. In summer 2018, a U-Haul compound was cleared away and caissons made their way into the ground. The coronavirus pandemic and city shutdown to contain it naturally affected the timeline; but three years since, the project is 25 stories high and almost completely clad in red brick. Moreover, following the launch of a registration site, a sales launch cannot be far off.

 

The studio through three-bedroom units will reportedly range from under $2 million to $9 million, and surrounding luxury developments may help gauge prices. In the next block is the Foster + Partners-designed 551W21, which has eight homes available ranging from $1.8M for a one-bedroom to $50M for a four-bedroom penthouse. To the south, listings at the Jean Nouvel-designed 100 Eleventh Avenue start at $3.5M. And in the opposite direction, closings at the Annabelle Selldorf-designed 200 Eleventh Avenue average $3,048 per square foot - there are no current availabilities.

The imposing massing, designed by Robert A. M. Stern Architects, promises to bring a bit of classical charm to a stretch of West Chelsea's Hudson River waterfront that has seen some architecturally adventurous new buildings. A previous rendering showed a light stone building, but the building is receiving the red brick facade seen in earlier images. It will also be rich in traditional elements such as bay windows, rusticated lower floors, and setbacked massing.

An offering plan was filed in December 2019 for 144 residential units, and a very robust amenity package is said to include on-site parking, a spa, fitness center, and resident lounges. There will also be a sports court, yoga room, cardio center, event lounge, dog grooming area, toddler room, family room, children's playroom, music room, and screening room. SLCE is the architect of record for the development.
The project, situated half a block from the High Line, touches both West 23rd and 22nd Streets, and will anchor almost a full blockfront of Eleventh Avenue. The site overlooks Chelsea Waterside Park, Chelsea Piers, and Hudson River Park. Art dealer David Zwirner is planning a five-story flagship gallery around the corner at the Renzo Piano-designed 540 West 21st Street. In the meantime, between City Winery's relocation to Pier 57 and the opening of Little Island, that stretch of West Chelsea has attracted considerable attention in recent months. Additionally, following RXR Realty's plans to adapt the SS United States into a permanently moored cultural space, several cities have expressed interest; New York was one of them, proposing Pier 54.

As seen in our Robert A.M. Stern Architects roundup, Related and Stern have partnered on a number of highly successful residential developments that include the aforementioned 70 Vestry, brick-trimmed Superior Ink further down the Hudson River waterfront, The Chatham and The Brompton on the Upper East Side, and The Harrison in the Upper West Side's Broadway Corridor. Stern is also rumored to be involved in the design of one (or more) of the buildings planned for the western phase of Hudson Yards, seven blocks to the north.
