From December 5-11, 2021, a total of 314 condo, co-op, and condop sales were recorded in Manhattan, coming to an aggregate total of $580,594,020 and a median price of $1.07 million. At this point in 2021, Manhattan has sold the highest number condo apartments since 2008. Moreover, the number of Manhattan co-op apartments sold at this point is 76 percent higher than the entire total of 2021.

The 138 condo sales of the past week came to a median price of $1,450,000 ($1,550 per square foot). The 165 co-op sales came to a median price of $775K.

It was an impressive week for downtown condos. A four-bedroom, 4,557-square-foot home in the Herzog & de Meuron-designed 160 Leroy Street closed for $25,695,000. It was closely trailed by a penthouse in The Greenwich Lane, the glitzy new condo development that rose on the former site of St. Vincent's Hospital, which closed for $23,500,000.

But for all the exciting new buildings in hip downtown neighborhoods, the prewar classics of Park Avenue are not to be overlooked. Among the top five sales was a four-bedroom home in The Mayfair that closed for $10,750,000. The buyer made the purchase through an LLC, but trustees among the sellers include Stephanie Comer and Guy Comer, children of Lands' End founder Gary Comer. While the majority of the Comer Family Foundation's philanthropic efforts focused on Chicago, it appears that the family also owned a New York apartment. It went on the market in June 2021 with an asking price of $12,500,000, following the December 2020 death of the matriarch, Frances "Francie" Ceraulo Comer.

Meanwhile, from December 6-12, 2021, 33 luxury contracts ($4 million and up) were signed in Manhattan. This is one fewer than last week, but Olshan Realty's market report notes that this is the 37th time this year that the luxury market has recorded 30 contracts or more. The total weekly asking price sales volume was $227,985,000.

On Thursday, The Wall Street Journal announced that a nearly 6,300-square-foot full-floor, four-bedroom apartment at Aman New York Residences, the residential component of the Crown Building's conversion, had entered contract with an asking price of $55,000,000. Vanessa Grout, a representative for Aman, identified the buyer only as a domestic purchaser looking for a New York City pied-a-terre, and announced that another unit in the building recently entered contract for its asking price of $29,000,000.

These are the latest high-priced sales to take place in the building. The five-story penthouse in the building reportedly entered contract with an asking price of $180 million in spring 2018, and a pair of full-floor units priced at over $70 million each are also reportedly in contract. Only four available units remain at Aman New York Residences, and closings are expected to commence in the first quarter of 2022.

The highest contract recorded in the market report took place at 109 East 79th Street, where #PH20 entered contract with an asking price of $35,000,000. The 4-bedroom, 4.5-bath home spans 5,271 interior square feet and 3,666 square feet of private outdoor space, including a private roof garden with an outdoor kitchen and fireplace. Interiors boast a private keyed entry vestibule, 11-foot ceilings, a living room with a fireplace, a kitchen with custom Italian cabinetry and professional-grade appliances, and primary suite with three walk-in closets, a windowed dressing room, a morning kitchen, and luxurious windowed bath. The contract for this full-floor unit comes shortly after a half-floor home in the building entered contract with an ask of $17,150,000.
