From November 21-27, 2021, a total of 222 condo, co-op, and condop sales were recorded in Manhattan, coming to an aggregate total of $353.3 million and a median closing price of $997,000. This represents quite a drop from the 385 sales totaling $708 million from last week, but the Thanksgiving holiday abbreviated the business week and thus the number of transactions that could possibly take place. The 92 condo sales came to a median price of $1.54 million, and a median price per square foot of $1,497. The 129 co-op sales came to a median price of $730,000.
The top sale of the past week was a four-bedroom, four and a half-bath condo at 443 Greenwich Street, a Tribeca book bindery turned luxury condominium, that closed for $12,800,000. The buyer was not identified, but the building has established a reputation as a celebrity favorite - the closing comes about a month after celebrated Formula One driver Lewis Hamilton found a buyer for his penthouse in the building, and other notable residents past and present include Justin Timberlake and Jessica Biel, Harry Styles, Meg Ryan, Jake Gyllenhaal, and The Weeknd.
