From November 21-27, 2021, a total of 222 condo, co-op, and condop sales were recorded in Manhattan, coming to an aggregate total of $353.3 million and a median closing price of $997,000. This represents quite a drop from the 385 sales totaling $708 million from last week, but the Thanksgiving holiday abbreviated the business week and thus the number of transactions that could possibly take place. The 92 condo sales came to a median price of $1.54 million, and a median price per square foot of $1,497. The 129 co-op sales came to a median price of $730,000.

The top sale of the past week was a four-bedroom, four and a half-bath condo at 443 Greenwich Street, a Tribeca book bindery turned luxury condominium, that closed for $12,800,000. The buyer was not identified, but the building has established a reputation as a celebrity favorite - the closing comes about a month after celebrated Formula One driver Lewis Hamilton found a buyer for his penthouse in the building, and other notable residents past and present include Justin Timberlake and Jessica Biel, Harry Styles, Meg Ryan, Jake Gyllenhaal, and The Weeknd.

While flashy new apartments in towering, amenity-rich new buildings in hip neighborhoods have dominated the top sales over the past several weeks, the prewar stalwarts and landmarks of Central Park West should not be counted out. The top co-op sale and second-highest overall took place at The Prasada, a Beaux Arts prewar cooperative located at 50 Central Park West, and closed for $9,999,999. A few blocks north at The Dakota, a four-bedroom home with seven working fireplace was hot on its heels with a closing price of $8,700,000. When this apartment found a buyer in October 2021, Crain's New York Business identified the seller as Alexander Weil, a founder of animation studio CHRLX, and noted that it came on the market for $11 million in 2019 and entered contract with an ask of $9 million.

On the luxury contracts side, a total of 37 contracts asking $4 million and up were signed in Manhattan last week. This is 30 below last week's record-breaking total of 67 luxury contracts, but Olshan Realty's market report notes that the Thanksgiving holiday cut the week in half. Their 10-year Thanksgiving week average is 12 signed contracts, and this year is the strongest Thanksgiving week since they launched the report in 2006. The total weekly asking price sales volume came to $315,474,000.

The top contract of the past week was #TH11 at 17 Jane Street, which had an asking price of $31,900,000. In addition to this duplex condo with a large private garden, the unidentified buyer purchased a three-bedroom unit above with an asking price of $9,655,000. The David Chipperfield-designed, Landmarks-approved condominium in the West Village quickly attracted attention when Academy Award-winning actress Jennifer Lawrence made the first purchase. The seven-unit building is now sold out, and closed sales averaged $4,010 per square foot.

Condos outsold co-ops 33 to three (with one townhouse in the mix), and the top co-op deal and second-highest contract of the past week took place at the Rosario Candela-designed 960 Fifth Avenue, where #5A entered contract with an asking price of $28,000,000. The four-bedroom, five and a half-bath home comes with two adjacent staff rooms located on the fourth floor of the building. The listing notes that this is only the second time this unit has been on the market since the building went up in 1927, and that a full renovation is required. The buyer was not identified, but we can say with certainty that it is a wealthy one: Financing is not allowed.
