409 West 45th Street is perfectly positioned to take advantage of Hell’s Kitchen’s array of dining, cultural and nightlife while being situated on a quiet tree lined street. Thanks to its stalwart residents of yesteryear, the neighborhood has managed to stave off large-scale developments encroaching from Midtown. In 1974, the city established the Special Clinton District which stipulates a 6-story height limit for side streets between 43rd to 56th streets, from Eighth and Tenth avenues. Nearby, another boutique condo development is opening its doors at 318 West 47th Street. There, a 1,313-square-foot two-bedroom is on the market for $2.195 million or $1,672 per square foot.
