Amidst the veritable amenity arms race taking place in New York's new development condos, it can be easy to forget that space and privacy are some of the rarest and most in-demand commodities for New York City buyers. That was made clear with the top contract recorded by Olshan Realty's market report: #1, a garden triplex at 55 Leonard Street that was asking $11,995,000, which appears to have entered contract in an off-market deal. The four-bedroom, four and a half-bath, 5,108-square-foot home features a private terrace with grill, an attached garage, a state-of-the-art home gym, and a "Ninja Warrior room" with rock-climbing wall and obstacle course. In stark contrast to its taller, flashier neighbor at 56 Leonard Street, this building contains only four units, stands five stories high. The buyers were identified only as a family currently living in Tribeca.
Space and privacy also appear to have been on the minds of the buyers of the top uptown contract, #4C at 378 West End Avenue, which was asking $10,150,000. This five-bedroom, five and a half-bath condo's private entrance is accessed directly from the elevator. Its 3,745 interior square feet offer plenty of room to spread out, and there are also two private balconies.
The top co-op contract was for #25G at The Eldorado, which was asking $8,950,000. Located in an Emery Roth-designed building that has been named a New York City Landmark, this full-floor residence has been updated with new windows, state-of-the-art appliances in the kitchen, and a Savant smart home automation system. It has been on and off the market since June 2021, when it was listed for $12,995,000, and the seller was described only as "motivated." The buyer was not identified, but the building has counted Hester Diamond (and her son, Mike D. of The Beastie Boys), Faye Dunaway, and Michael J. Fox among past residents.
