As new development comes to the waterfront along the southern tip of Brooklyn, new design is increasingly coming with it. The latest example can be found at 2735 East 13th Street, where an eight-story, 16-unit rental is planned. The site is across the street from a traditional brick building, but the design could not be more different: The white building with pastel accents, dramatic setbacks, and balconies in designer of record Eran Birnbaum’s rendering are more reminiscent of South Beach than Brighton Beach.

The renderings also hint at the new building’s offerings and amenities. Permits indicate that the two levels with floor-to-ceiling windows will be home to a community facility, and the design paints a clear line of demarcation between the community and residential portions of the building; greater privacy is accorded to the apartments upstairs, and many of them have their own terraces. In addition to this private outdoor space, a rendering shows an upper-level terrace that can be used for recreation and entertainment.

An elevated train track runs past the building, no doubt the B and Q lines from the nearby Sheepshead Bay subway station. Drivers will appreciate having on-site parking and easy access to the Belt Parkway. The Sheepshead Bay waterfront is a short walk away for a bit of peace.
