Between easy access to Manhattan, spectacular skyline views, and comparably approachable prices, buyers would appear to be snatching up Long Island City condos as quickly as they’re going up - which is saying something, given a local building boom that has yielded intimate, well-appointed boutique condominiums as well as amenity-rich skyscrapers. A recent entrant is The Anable, a 22-unit condominium located at 10-64 Jackson Avenue. Completion was originally estimated for summer 2021; the pandemic clearly affected this timeline, but sales have just launched on the apartments inside.

Availabilities start at $745K for studios, $1.25 million for two-bedrooms, and $1.811 million for three-bedrooms, blending to an average price of $1,391 per square foot. This is roughly in line with local prices - at the nearby Vernon47, a small handful of one-bedrooms starting at $800K remains on the market. CityRealty listings show a total of 108 condos for sale in Long Island City at a median price of $1,119,613, or $1,463 per square foot.


No more than four units per floor allows for excellent privacy, and the eight-story building's curved corner allows for unique floor plans. While not quite the Flatiron-inspired shape of NOVA, another Long Island City condominium, it nevertheless stands out in the local streetscape. Permits list the Brooklyn-based Zproekt as the architect of record, and BK Developers is at the helm of the project. Their previous collaborations include The Craftsmen, which rose on the Long Island City site once occupied by The Chain Theater (and is now sold out), and Element88 in Williamsburg.

The Anable is two blocks away from the Vernon Boulevard-Jackson Avenue 7 train, which is one subway stop away from Manhattan. Closer to home, attractions like Gantry Plaza State Park, Hunter's Point South Park, MoMA PS1, the Michelin-starred Casa Enrique, Jackson's Eatery | Bar, and American Brass on the Water are a short walk from the building.

Moreover, the building is named in honor of the nearby Anable Basin, an inlet developed in the 19th century to serve what was then a highly industrial area. More than 100 years later, Amazon announced plans for a new campus on the northern end of Anable Basin. The e-commerce giant pulled out in response to community opposition, but the waterfront remains a popular destination for sailing, promenades, and weddings.
