When one pictures New York City, the first thing that often comes to mind is the iconic skyline full of tall buildings; and indeed, a high-floor home at Central Park Tower, the world's tallest residential building, ranked among the top sales of the week. But for the most part, smaller prewar buildings dominated the highest-priced sales as April 2024 gave way to May.
The week's top sale especially drove the point home: The apartments of The Greenwich Lane represent the historic hospital's conversion to one of the Village's most in-demand condominiums, and the project also includes five townhouses, one of which had the top sale at $28,922,000.

The five-story townhouse has the layout and atmosphere of a private home, but enjoys access to The Greenwich Lane's fitness center, pool, lounge, garden, and other amenities through an entrance in the basement. The final price was down slightly from the $32 million ask when it entered contract in December 2023, but the seller, identified only through an LLC, nevertheless makes a profit, having bought it from the sponsor for $21,894,506 in March 2019.

It was trailed only slightly by Penthouse E at 443 Greenwich Street, which closed for $24,990,000. The nearly 5,000-square-foot triplex is rich in original architectural details like exposed beams and columns, but offers such modern luxuries as state-of-the-art appliances in the kitchen, a surround sound system in the media room, and smart home technology throughout. It is crowned with a 1,254-square-foot private rooftop terrace, and comes with a deeded indoor parking space with electric vehicle charging.

The building is a favorite among celebrities, but both the buyer and seller were identified only through LLCs and trusts. The seller bought it from the sponsor for $20,185,527 in February 2017 and initially listed it for $32.5 million in July 2023.
The trend of low-rise prewar buildings continued uptown, where a duplex unit at The Belnord closed for $12,300,000 -- a bit of a chop from the $18 million envisioned in the building's initial offering plan in 2017, but nevertheless good enough for the fourth-highest sale of the week. Crain's New York Business identified the buyers as entrpreneuer Martha Stewart and her daughter, media personality Alexis Stewart, noting that they both signed the deed and that they entered contract shortly after they found a buyer for their West Village apartment.

Rounding out the top five sales was the top co-op sale of the week: Penthouse A at 470 Park Avenue, which closed for $8,200,000 -- the result of several price cuts, but still high enough for the fifth-highest sale. Seller Louis Camilleri is the former CEO of Ferrari and former chief executive of Philip Morris International, but stepped down from both roles in late 2020 for personal reasons. Buyer Michael Boublik is a managing director at Morgan Stanley who chairs the regional mergers and acquisitions department (h/t Crain's New York Business).
