The Butler Collection: Contemporary condos from $995K at the nexus of Park Slope and Gowanus

With a total of 41 residences between two new ground-up buildings, located at 350 Butler Street and 137 Fourth Avenue, The Butler Collection represents The Brooklyn Home Company’s largest project to date. Completion is estimated for later this year, and sales have just launched on the apartments in both buildings.
As of this writing, three of the eight full-floor, three-bedroom units at 137 Fourth Avenue have entered contract. One availability remains for $2.35 million. ARC Architecture + Design Studio was the designer, and Curbed notes that The Brooklyn Home Company took this project over from another developer who has planned two two-bedroom units per floor. Brooklyn Home Company co-founder Bill Caleo said this struck him as out of touch with today’s buyer, and it looks like his vision is being proven right.

Around the corner, listings at 350 Butler Street start at $995K for one-beds, $1.485 million for two-beds, and $1.745 million for three-beds. This project was built according to Passive House principles; as such, all units feature triple-paned windows and individual ERV units for superior air quality. Robert Litchfield Architect is the designer of record.
The Butler Collection is in a central location near local attractions like Prospect Park, Brooklyn Botanic Garden, the Brooklyn Museum, the Brooklyn Public Library, the Park Slope Food Coop, Kick Axe Throwing, Brooklyn Bouldering Project, the Royal Palms Shuffleboard Club, Dinosaur BBQ, Threes Brewing, and the myriad dining options of 5th Avenue. Transportation options include the Union Street R, the Bergen Street 2/3, and the Atlantic Avenue-Barclays Center transportation hub.
It is also taking shape in an increasingly livable area. The Butler Collection is up the street from Parlour, a condominium that was a finalist in the 2021 NYCxDesign Awards; its two current availabilities start at $1.95 million. In the opposite direction is Saint Marks Place, an amenity-rich new development with availabilities from $595K. All the while these buildings were under construction, 4th Avenue gained protected bike lanes in both directions and announced plans for a raised, landscaped median amidst lanes of car traffic. Not bad for an area once dubbed “the canyon of mediocrity”!
