Plans for The Westerley date back to 2016, when permits were filed to replace a two-story garage at 441 West 37th Street with an 11-story mixed-use building. But to look at the recently launched condo units, one would see the prototype of a post-pandemic building.

The Westerley is a collection of 9 full-floor two-bedroom units, all of which are reached via a private elevator entrance with contactless controls - the better to practice social distancing and avoid high-touch surfaces. Many units have private outdoor space and flexible floor plans that allow for home offices, two nice-to-haves that became must-haves for many buyers after months on lockdown.

A typical full-floor apartment is listed for $2.15 million, and a penthouse unit is listed for $1.7 million. The Westerley is one of the very few new condos to rise on the Far West Side; the area has been largely dominated by rentals, and the nearest new condos are the uber-luxurious apartments at 15 Hudson Yards and 35 Hudson Yards. However, according to CityRealty listings, these prices are roughly in line with the Midtown West median price of $2,132,500 for two-bedroom condos.
Happy Living Development is at the helm of the new building, and the design by DLJU Architects pays tribute to the industrial history of yesteryear with a brick facade and gridded floor-to-ceiling windows. The cherry on top is the Westerley Sky Lounge, a landscaped roof garden with dramatic views of Hudson Yards as well as the iconic Manhattan skyline. The second floor houses a sunny fitness center with top-of-the-line cardio and strength equipment, and additional conveniences include a dedicated mail and package area. The Westerley has virtual doorman service, and an off-site resident manager is available all day.
