Over the past seven days, 59 sales listings throughout New York experienced price reductions. Notable among them was a one-bedroom resale at One Manhattan Square chopped from $1.75 million by 23% to $1.34 million. The listing may be a case of an over-ambitous seller receiving a reality check. The unit closed in May 2019 for $1,249,356, 6.5% less than the sponsor's last listing price of $1.336 million. The buyer is identified only as Strong Investments LLC.
Remaining availabilities at the amenity-rich downtown condominium currently start at $1.22 million but may dip lower. Earlier this week, the building's developer, Extell Development announced that it is offering discounts of up to 20 percent on all remaining units. According to TRD, Extell said the decision to slash prices was made “in response to global conditions related to COVID-19.”
