For the week ending January 10, 2026, the city recorded Manhattan residential sales that took place at the height of the holiday season. This likely accounts for the dip in the number of recorded sales week over week, though the number of luxury closings above $3.9 million climbed slightly during this time.
The majority of the week's highest-priced sales took place in Downtown neighborhoods, but the southern perimeter of Central Park was home to the three most expensive sales recorded on the first full week of January 2026. And just yesterday, a $24.5 million sale was recorded at Aman New York Residences.

The top sale of the week was for Residence #52E at 50 West 66th Street, a five-bedroom Tower Residence with two private loggias that closed for over $55.6 million. Not only was this more than the next five highest-priced sales of the week combined, but it was the second-highest sale ever reported on the Upper West Side. This closing is second only to a penthouse at 15 Central Park West that closed for $88 million in February 2012.

As impressive as those sales are, other units 50 West 66th Street are poised to outstrip them. The building is home to five full-floor penthouses that are likely to come in at substantially larger prices. The lowest of which, Tower Residence #62, is currently asking $85 million.

The next two highest-priced sales of the week took place at the Jean Nouvel-designed 53 West 53 above the Museum of Modern Art (MoMA). Residence #59B, a high-floor three-bedroom, closed for an even $14 million. Public records list the seller as an LLC and show that they made a small profit, having bought it from the sponsor for $12.75 million, or over 20% below the asking price, in January 2020.

One floor up, Residence #60B closed for $10.35 million. This was high enough for the third-highest sale of the week, but comes in nearly one-third lower than the sponsor initially sought when marketing the unit in January 2020; it was taken off the market in March 2020 (likely due to the pandemic) and returned in April 2023.
Like all owners at 53 West 53, these buyers will enjoy access to interiors by Thierry Despont; an amenity package that includes a squash court, an indoor lap pool with green wall, a library lounge with fireplace, and a state-of-the-art screening room; and Perpetual Benefactors memberships to the MoMA. The building is now 65% sold, and current availabilities range from a one-bedroom asking $2.85 million to a four-bedroom penthouse asking $64.73 million.
